PART I: GENERAL PROVISIONS
ARTICLE 1. GENERAL
These General Terms and Conditions apply to any provision of (bed)rooms and any associated facilities and/or services to third parties by YUST Hotel Antwerp NV and YUST Food & Events Antwerp NV (Antwerp office) or Yust Housing Liège BV and Yust Food & Events Liège BV, hereinafter referred to as “YUST”, as well as to the arrangement of overnight stays, activities, or events by third parties, hereinafter referred to as the “Customer”, as described in the quotation.
These General Terms and Conditions, together with the House Rules and the quotation accepted by the Client, constitute the Agreement between the Parties.
By confirming YUST’s offer (either by email or by signing the offer) the Agreement between the Parties is irrevocably concluded, and the Client agrees to these General Terms and Conditions. By accepting them, the Customer expressly waives their own General Terms and Conditions, including those that may appear in any document prior to the acceptance of these General Terms and Conditions. Accordingly, Customer’s own General Terms and Conditions are not enforceable against YUST.
ARTICLE 2. QUOTATION AND PAYMENT TERMS
Unless expressly stated otherwise in the quotation, each quotation is valid for one week from the date it is sent to the Customer.
By the time the quotation is confirmed (either by email or by signing the quotation) the Customer shall provide YUST with their full invoicing details by email. Billing details include the company’s name, company type, registered office address and VAT (or PO) number. If these details are not provided in good time, the Customer’s confirmation of the quotation shall be irrevocably considered as non-existent.
Any changes to the quotation at the request of the Customer should be communicated to YUST in writing no later than fifteen calendar days before the stay/event. Additional costs arising from the requested change(s) will be charged to the Customer. Any potential reduction of the initially approved quotation amount resulting from the requested change(s) can never exceed 20%.
As from fifteen days before the stay/event, no changes are possible.
All prices mentioned in the quotation are in EURO and exclusive of VAT.
After receiving the Customer’s confirmation of the quotation, YUST shall send the Customer an advance invoice for 80% of the total amount of the quotation, by email. Unless otherwise stated on the invoice, it shall be payable within one week of being sent.
Any advance payment shall be deducted from the final invoice. Both the advance payments and the final invoices are to be paid to the online payment provider, STICHTING MOLLIE PAYMENTS, mentioning the structured communication stated on the invoice.
If the Customer fails to pay the advance payments by the deadline indicated on the invoice, YUST shall be entitled to cancel the approved quotation without any compensation. In that event, YUST shall charge a compensation fee equivalent to the cancellation fee in force at the time the advance payments were due. The Customer is YUST’s sole contracting party and is solely responsible for correct and timely payment.
In the event of non-payment or late payment, YUST shall also be entitled, by operation of law and without notice of default, to charge interest on arrears at a rate of 3% for each started month, as well as a compensation fee of 10% of the invoice amount (with a minimum of EUR 150.00).
Prices are subject to revision if more than six months elapse between the confirmation of the reservation and the stay/event/activity and unexpected price increases occur as a result of, for example, additional taxes or a price increase in the materials and/or goods used If the price of the approved quotation is reduced by more than 30% as a result of changes requested by the Customer, YUST has the right to revise the prices for the remaining part of the quotation as well.
ARTICLE 3. CANCELLATION POLICY
In the event of cancellation by the Customer up to eight calendar days before the stay/event, the advance payment already due shall be definitively acquired by YUST as a cancellation fee.
In the event of cancellation within eight calendar days of the stay/event, a cancellation fee of 100% of the total quotation amount shall be payable. This amount shall become due immediately upon cancellation.
A request to reduce the reserved period of stay or the number of persons shall be considered a cancellation of the stay for the reduced period or reduced number of persons.
The aforementioned cancellation fee shall apply without prejudice to any additional fees due to costs already incurred by YUST, orders placed, or stricter cancellation conditions imposed by third parties. The cancellation fees become due upon cancellation by the Customer and are payable within ten calendar days. Any advance payments received shall be deducted from the cancellation fees due.
COVID-19: If, at the time of the stay/event, there are no travel or movement restrictions imposed by the authorities, the above cancellation policy shall apply without prejudice. Where travel or movement restrictions apply and the stay/event cannot take place on the date(s) planned, the Customer is entitled to change the dates of their stay/event under the same conditions, free of charge. YUST shall in this case be entitled to retain any advance payment received in respect of the rescheduled stay/event or the stay/event to be rescheduled.
ARTICLE 4. FACILITIES
YUST makes a number of basic facilities available to the Customer (water, electricity, heating and Wi-Fi).
Excessive use of these facilities shall be charged to the Customer. Amongst other things, charging electric (shared) scooters, (shared) bikes etc., other than those owned by YUST and rented/provided to the Customer, is expressly forbidden. The Customer’s own bicycles and those provided by YUST may be charged at the appropriate charging points.
ARTICLE 5. TERMINATION OF THE AGREEMENT BY YUST
YUST may terminate the Agreement at any time by registered letter in the event of serious error by the Customer, some examples of which are set out in the non-exhaustive list below:
In the event of the Agreement being terminated as a result of serious error by the Customer, the Customer shall pay the full price, without prejudice to compensation for the damages actually incurred by YUST as a result of this serious error. All obligations, costs or expenses incurred by YUST on the Customer’s behalf must be paid by the Customer. All such amounts shall become immediately due and payable without prior notice of default.
ARTICLE 6. PROHIBITION ON PETS
Pets are prohibited.
ARTICLE 7. LIABILITY
The Customer shall inform YUST immediately if any damage occurs, or threatens to occur, in the rooms or dorms, in the space(s) provided (whether to the room itself, goods or technical systems), or in YUST’s publicly accessible areas. The Customer is liable for any nuisance or damage, which is directly or indirectly caused by the Customer or the Customer’s guests and visitors, except where such damage is the result of normal use or wear and tear.
Each instance of nuisance or damage caused by the Customer which gives rise to extra cleaning or laundry services will automatically incur a flat-rate charge of EUR 250.00. This is without prejudice to compensation for the repair or replacement of damaged furniture, curtains, decorations, etc., or damage to the rooms, dorms, space(s) provided or the publicly accessible areas.
The Customer shall not make any alterations to the rooms, dorms or spaces provided, or make any holes, use any nails, screws, glue or adhesive material, etc. in the walls, floors or ceiling of the rooms or dorms.
YUST cannot be held responsible for a contractual failure if this is the result of force majeure situations that cannot be attributed to it, such as (but not limited to) strikes, fire, government actions and measures, terrorist threats, etc.
If damage or loss occurs as a result of an attributable failure on the part of one of YUST’s service providers, compensation for the damage or loss to the Customer shall be limited to the compensation that YUST receives from the service provider concerned.
In any event, YUST’s liability shall be limited to the value of the Agreement, or the compensation paid to YUST by a third party or the insurance company as compensation for the damage or loss incurred.
The Customer must prove that any damage to, or loss or theft of their property occurred in YUST and was due to acts or omissions of YUST or YUST’s service providers. Unless the Customer provides such proof, YUST or the service provider employed by YUST shall not be liable for damage to goods and persons, or loss or theft.
YUST cannot be held responsible for any theft of or damage to the Customer’s goods that are temporarily stored in one of the communal areas of the building, as these areas are always accessible to both YUST’s residents and third parties.
YUST is not responsible for any damage or loss for which the Customer is or should have been insured.
The Customer is responsible for the guests and invitees to whom they grant access to the building. YUST shall not be held liable for any damage or loss caused by these persons, nor for any damage or nuisance caused by particular items brought into the building by the Customer. The Customer is solely responsible for any damage caused by their own acts or omissions (whether unlawful or not) or those of their guests and visitors. The same applies to animals in the custody of the Customer or their guests and visitors. Any damage caused by the Group will immediately incur a charge by YUST.
Without prejudice to the foregoing, YUST shall be liable for damage to or loss of property which the Customer or Group has placed in YUST’s care in return for payment.
However, compensation for damage or loss shall be limited to the market value of the item(s) concerned. YUST shall not be liable for the contents of goods placed in its care. For example, the contents of a wallet shall only be compensated if, at the time of depositing, the Customer has notified YUST of them in writing. YUST can never be held liable for goods that have not been placed in its care in return for payment.
ARTICLE 8. IMPOSSIBILITY OF PERFORMANCE/ FORCE MAJEURE
In the event of force majeure, YUST has the right to suspend performance of the Agreement, in which case Customer may not claim any compensation from YUST.
Force majeure includes, but is not limited to: strikes, fire, government actions or measures, threat of terrorism, fire, storm, flooding or water damage, general breakdowns of electricity, water, gas or the internet.
ARTICLE 9. HOUSE RULES
YUST has drawn up House Rules consisting of rules and guidelines to ensure the peaceful enjoyment of every Customer and Group. The House Rules form an integral part of the Agreement. By signing this Agreement, the Customer agrees to be bound by the House Rules and undertakes to respect the rules set out therein and to behave with due and proper care.
ARTICLE 10. INSURANCE
YUST insures the property for its full construction value. It does so with an approved insurance company and throughout the duration of the Agreement for the following risks, at a minimum: fire, flood, storm, earthquake, water damage, explosion, electrical risks, etc.
The Customer is responsible for the insurance of their personal objects. The Customer is also responsible for the insurance of the planned events/activities. The Customer takes out the following insurance, at minimum:
The Customer is liable for all damage they or their employees cause to the building and to the systems, materials and goods provided by YUST. The Customer is free to decide whether they consider it appropriate to cover these risks.
Upon request, the Customer shall provide YUST with a copy of the insurance policies taken out.
ARTICLE 11. ENTIRE AGREEMENT
The confirmation of reservation/quotation, these General Terms and Conditions, the House Rules and any other appendices attached to this Agreement constitute the entire agreement between the Parties and supersede all previous negotiations and agreements.
ARTICLE 12. PROTECTION OF PERSONAL DATA
YUST guarantees the protection of Customer’s personal data in accordance with applicable guidelines and legislation.
When visiting YUST’s website, making a booking or entering into an agreement, information is processed by the Landlord. The way in which information is processed, as well as the purposes and legal grounds for processing, is set out in the Landlord’s Privacy Statement, which is available for consultation at www.yust.com/legal
ARTICLE 13. AMENDMENTS
YUST may modify the General Terms and Conditions at any time. The General Terms and Conditions in force at the time of the Customer’s reservation are binding between the Parties.
The House Rules may also be amended. If these changes take place during the stay, YUST shall bring them to the attention of the Group by email. Amendments to the House Rules shall come into effect immediately upon notification to the Group.
Any amendment or addition to the Agreement between the Group and YUST must be in writing.
ARTICLE 14. APPLICABLE LAW AND DISPUTES
This Agreement is governed by Belgian law.
Any dispute between the Parties relating to the interpretation or execution of this Agreement shall be definitively settled in Dutch before the courts of the province of Antwerp, Antwerp section.
ARTICLE 15. NULLITY
In the event of nullity or unenforceability of a provision of this Agreement, the Parties undertake to replace this provision with a valid provision with the same economic and legal effect.
ARTICLE 16. HEADINGS
Titles and headings appearing in this Agreement are purely indicative and do not express the Agreement of the Parties. They shall not be taken into account for the interpretation of the provisions of this Agreement.
PART II: GROUP BOOKINGS
ARTICLE 1. DEFINITION OF GROUP BOOKINGS
Bookings for more than 16 persons (in dorms) or for more than five hotel rooms shall be considered group bookings. They shall be referred to hereinafter as “the Group”. This refers to both the individual members of the Group and the entire Group.
The written confirmation of the reservation (per email or by signing the quotation) together with these General Terms and Conditions, the House Rules and any other appendices constitute the Agreement between the Group and YUST. This Agreement only comes into effect upon remittance of the advance payment by the Group. In the absence of (timely) payment, the reservation shall expire immediately and automatically.
If the Group wish to reserve additional beds and/or rooms following confirmation of the reservation, YUST shall make every reasonable effort to provide these additional beds/rooms at the applicable rates. However, the availability of additional beds and/or rooms cannot be guaranteed.
ARTICLE 2. ROOMS IN YUST
YUST offers to the Group the accommodation packages specified in the quotation.
Each accommodation package includes the following services: reception; cleaning; change of towels and bed linen; air conditioning; Wi-Fi; hairdryer; communal kitchen and dining area; communal lounge.
The Group has free access to the communal parts of the building, namely the ground floor with sitting area, co-working space, coffee corner and the rooftop patio.
When using the communal areas and facilities, the Group will respect the House Rules. Misuse and excessive use of the facilities present will be immediately charged to the Group.
ARTICLE 3. RATES
Rates for group bookings vary according to the period chosen, the number of people and the length of stay. These rates change daily. The rates offered are only valid for the period that the quotation remains valid, and after the quotation has been signed.
The City Tax per person per night will be added to the rates.
ARTICLE 4. ALLOCATION OF ROOM(S)
YUST unilaterally assigns room(s) to the Group within the chosen accommodation package(s), upon check in at the latest. The Group may not oppose this allocation.
YUST reserves the right to assign the Group to another room for operational reasons, either before or during the Group’s stay. The Group may not object to this nor claim any compensation from YUST.
ARTICLE 5. CHECK-IN/CHECK-OUT
Check-in is permitted on the first day of the stay between 2.00 pm and 11.00 pm. YUST cannot guarantee the availability of the room(s) in the event of an earlier arrival.
Check-out must be completed before 11.00 am on the last day of your stay. In the event of late check out, a fee of EUR 10.00 per hour, per room (with a maximum of three hours) will be charged. Three hours after the scheduled check-out time, a full night’s stay will be charged.
In the event that check out occurs before the scheduled end of the stay, YUST is entitled to charge for the total number of reserved nights’ stay, in accordance with the price indicated on the reservation confirmation.
ARTICLE 6. KEY CARD
Upon check in, one activated key card per person will be provided. One or more additional key cards may be issued at the Group’s request for a charge of EUR 10.00 per key card.
In the event of loss, damage or failure to return the key card upon check out, a fee of EUR 10.00 will be charged.
ARTICLE 7. GUESTS
Without prejudice to the provisions on this subject in the House Rules, the Group is authorised to receive visitors in the communal areas of the building.
Access by Group visitors to rooms and dorms is prohibited.
ARTICLE 8. CLEANING
During the stay, the Group should clean up or put away as much as possible of their personal effects when they leave the room. In order to be able to clean the room optimally, the cleaning staff has the right to move any personal items left behind.
Towels and bed linen in the rooms are changed every two days. During the stay, towels and bed linen in the dorms are not changed.
Guests requiring new towels and/or bed linen may request them at reception.
ARTICLE 9. ACCESS TO THE ROOMS AND DORMS
For the purpose of cleaning, as well as in cases of urgent necessity, YUST shall have the right to access the rooms and dorms at any time, as well as for security reasons or in the event of a well-founded suspicion that the Group is carrying out illegal practices or acts contrary to the General Terms and Conditions and House Rules.
PART III: PROVISION OF ROOM(S) FOR EVENTS/ACTIVITIES
ARTICLE 1. OBJECT
YUST shall make available to the Customer the space(s), facilities and/or services provided in the quotation for the fee stated in the quotation.
The Customer shall at all times respect the maximum capacity of the space provided.
The Customer is aware that the space(s) provided are in a residential and hostel complex, in which the peaceful enjoyment of the residents and hotel guests must be respected at all times. This is an essential condition of this Agreement.
YUST reserves the right to make another space available to the Customer and/or to adapt the services and/or facilities in the event of unforeseen circumstances or for operational reasons. Such circumstances include (but are not limited to): a change in the number of participants, a technical problem in the space initially provided, safety or health reasons, or measures imposed by the authorities.
ARTICLE 2. DURATION
The date and duration of the provision shall be as set out in the quotation, on the understanding that the quiet enjoyment of residents and hotel guests in YUST must be respected and that all space(s) must be cleared by 11.00 pm, at the latest.
In the event that the agreed duration is exceeded, each additional hour started—both as regards the space provided and the services provided by YUST’s staff—will be invoiced. If the agreed duration extends past 11.00 pm, the above-mentioned rates will be increased by 100%.
ARTICLE 3. ACTIVITIES AND/OR EVENTS
The Customer shall organise the event/activity as explicitly described in the quotation in the space provided. The precise details of the event/activity will be submitted to YUST for approval at least two weeks in advance.
YUST thus reserves the right to cancel the planned event/activity without any compensation if there are any indications in advance that the peaceful enjoyment and/or safety of the residents, hotel guests, staff and/or participants could be endangered.
The Customer shall be solely responsible for the correct organisation of the event/activity and shall respect all applicable standards, laws and regulations when organising the event/activity in the space provided and shall also strictly adhere to the guidelines and regulations of the fire service.
Furthermore, the Customer is responsible for obtaining the necessary permits, authorisations and licences, and for paying the associated costs, including (but not limited to) music rights or copyrights, insurance policies and mandatory social security contributions for artists, etc.
ARTICLE 4. OCCUPATION AND RETURN OF SPACE PROVIDED
YUST shall place the relevant space(s) at the Customer’s disposal in a perfect state of cleanliness and maintenance.
On the date of the event/activity, one of YUST’s managers will welcome and escort the Customer to the space being provided and explain its functionalities. At the same time, an inventory of the space(s) and the equipment in it is also drawn up.
At the end of the event/activity the Customer shall make the space(s) concerned available to YUST in the same condition as it was made available to the Customer by YUST. Any damage to the space or the materials and furniture present therein will be repaired by YUST at the Customer’s expense.
The technical systems present may only be used or operated by or under the supervision of a YUST manager.
ARTICLE 5. FURNISHINGS AND FITTINGS IN THE SPACE PROVIDED
The Customer and YUST shall mutually agree on the schedule for any build up/dismantling before the event and any earlier provision for rehearsals.
If the Customer sets up or dismantles the space (in the presence of a YUST manager) at a time when an activity is taking place, the Customer must take all the precautions necessary to avoid disturbing the order, peace and safety of the residents and guests present (noise, draught, etc.). YUST has the right to prohibit the Customer’s setting up or dismantling work if it considers that there is a danger or hindrance to YUST’s residents and/or guests.
The installation of any technical or other material—such as decorations, flowers, curtains, panels, lights, logos etc.—that the Customer wishes to place in the space always requires the written consent of YUST.
The Customer’s material shall be kept in the space(s) provided at their own risk. YUST is not responsible for any theft, loss, destruction or damage to such material, except in the case of gross negligence or wilful misconduct. Any material brought by the Customer must comply with the applicable fire safety guidelines. The Customer shall present the required certificates at YUST’s first request.
After the event, the Customer shall immediately clear the space provided. The Customer’s own material, as well as any packaging or rubbish shall all be removed. If this is not done, the space provided will be cleared by YUST at Customer’s expense. A minimum amount of EUR 545.00 will be charged for this. This amount may be increased depending on the amount of material/waste to be cleared.
It is forbidden to drill into the space or to fix objects with nails, pins or glue to the ceilings, walls, pillars and floors, or to furniture and the chairs. Any other modification to the space provided is also prohibited. Any damage or alteration will be repaired by YUST at the Customer’s expense.
ARTICLE 6. THE CUSTOMER AND STAFF
The Customer is responsible for their staff, agents, representatives, suppliers, guests, etc. The provisions of this Agreement are fully enforceable against these persons. Any nuisance or damage caused by these persons will be recovered from the Customer. All such persons must report to YUST’s reception upon arrival.
The Customer shall ensure that the aforementioned persons dress appropriately and respect the peaceful enjoyment of the residents and hotel guests at all times.
HOUSE RULES
The YUST team drew up a number of house rules to ensure that your residence and that of other guests in YUST runs a smooth course. We thank you for reading these rules attentively and thoroughly. For further information or enquiries you may address our employees at reception.

GENERAL
By confirming your reservation you explicitly accept the House Rules and commit to comply with them and act with due diligence.
RECEPTION
Reception is open every day from 7:00 am to 11:00 pm. The employees present are at your disposal and will answer your questions and concerns as soon as possible.

RESPECT FOR OTHER YUST GUEST AND EMPLOYEES
Respect is a basic concept in YUST. Therefore we ask you to always treat your fellow guests as well as YUST employees with the required respect. Intimidation or violence is not tolerated.
COMMUNAL AREAS, MEETINGS AND NOISE NUISANCE
Peaceful enjoyment in the daytime and a good night’s rest for all guests is a priority for YUST.
You have free access to the communal areas in the premises. In addition, for the Hotel guests a communal kitchen and eating area has been provided as well as a separate seating area.
YUST highly recommends use of the facilities present in the communal areas. These facilities are, as it were, an extension of your private accommodation
and serve as a meeting place for you and other guests.
We ask you to take into account a number of specific rules for each area to enable guests to use the communal areas as optimally and pleasantly as possible. The rules of usage are separately and clearly displayed in each area. These rules are part of the present House Rules and you and your guests have to meet them at all times.
In any case, we thank you for always leaving the communal areas clean and tidy. Otherwise YUST will charge you for the full cleaning and clearing costs. Also all costs of damage caused by you will be charged to you. Compensation comprises the full repair or clearing costs as estimated by an expert or contractor assigned by the parties, with a minimum flat fee for damage of 250.00 EUR.
Your guests and visitors are welcome in the YUST communal areas. To prevent nuisance as well as for fire-safety reasons we ask you to inform YUST reception beforehand that you want to organise a meeting with more than five external guests.
To prevent noise in the communal areas and nuisance in the rooms and residential units occupied by the other guests, access to the rooftop terrace and the shared kitchen is prohibited after 11:00 pm. Gatherings and music organised by tenants or hotel guests in the communal areas after 11:00 pm are also not allowed.
FIRE ROUTES AND EMERGENCY EXITS
The required fire routes, fire exits and fire escapes are provided in the building.
Please do not leave any items behind near fire routes, fire exits and fire escapes. These emergency exits must be free and fully accessible at all times. Moreover, using emergency exits without there being an emergency is strictly forbidden.
If explicitly stated, fire and emergency doors have to remain closed at all times.
For blocking fire routes, fire exits and fire escapes or using the emergency exit without there being an emergency, compensation of 150.00 EUR will be charged immediately. This is also an infringement of the House Rules, on the grounds of which YUST in accordance with the General Conditions can unilaterally terminate the rental agreement with the Long-Stay tenant and the agreement with the Hotel guest.
SMOKING, USE OF FIRE AND FIRE ALARM
Smoking is prohibited throughout the building, in the communal areas as well as in the rooms and residential units. This prohibition also applies to electronic cigarettes. The use of fire or candles in the rooms and residential units as well as in the communal areas is also strictly forbidden. It is generally forbidden to bring flammable, explosive or hazardous liquids or products into the premises.
If you are caught smoking, using fire of candles or manipulating smoke detectors or inappropriately using fire extinguishers, compensation of 150.00 EUR will be charged immediately. This is also an infringement of the House Rules, on the grounds of which YUST in accordance with the General Conditions can unilaterally terminate the rental agreement with the Long-Stay tenant or the agreement with the Hotel guest.
ILLEGAL SUBSTANCES, DRUGS & WEAPONS
Bringing illegal substances, drugs and weapons into the premises is strictly forbidden and will give YUST the right in accordance with the General Conditions to immediately terminate unilaterally the rental agreement with the Long-Stay tenant and the agreement with the Hotel guest. In addition, YUST will inform the competent authorities.
LOBBY
YUST would like to welcome you in the lobby every day from 7:00 am to 11:00 pm. The lobby is accessible to all Long-Stay tenants and Hotel guests and their guests. As regards inviting guests, YUST refers to the explanation under “Meetings and noise nuisance”.
Since for every guest the lobby has to be a space to relax and enjoy, we thank you for using it with respect for other guest keeping it clean and tidy and for correctly using the furniture provided.
USE OF THE WIFI NETWORK
During your stay you can use the YUST Wi-Fi network. Since the Wi-Fi network is accessible for all guests and visitors, we recommend you to install an antivirus program and firewall on all your devices.
It is strictly forbidden to visit pornographic or illegal websites, to infringe on intellectual property rights, or to disseminate confidential or sensitive information. In general, obviously any punishable offence is unacceptable.
To guarantee the quality of the Wi-Fi network it is not permitted to use or install private networks or routers.
YUST does anything required to guarantee the operation of and access to the Wi-Fi network at all times. However, (temporary) unavailability, due to technical or other disruptions, cannot be excluded. Use of the YUST Wi-Fi network occurs on your own responsibility. YUST is not liable for damage, loss or costs resulting from any unavailability of the Wi-Fi network.
LOST PROPERTY
Always carefully check that you have left nothing behind on leaving your room or when checking out,. Moreover, we request you emphatically not to not leave any valuable items.
Objects found in the rooms, residential units or communal areas in the building will be kept by YUST for three months after check-out. If you left or lost something you can contact the YUST reception with a description of the item lost during your stay as well as up to three months afterwards. If the item was found, YUST will try to return it to you safely. After the period of three months YUST becomes the owner of these objects.

SERVICES
YUST offers a number of services. Depending on the service these are provided free of charge or charged monthly to the user.
Rules of usage and instructions for use are displayed in the communal areas in which particular services are offered. These rules are part of the present House Rules and you and your guests have to comply with them at all times.
If you use services offered by external parties – even if they are recommended by YUST– you have to meet the general conditions and/or usage
regulations of these external parties. Under no circumstances can YUST be held answerable vis-à-vis an external party or by the user.
Are included in the hotel rate:
In the lobby YUST offers Long-Stay tenants and Hotel guests coffee, tea and water free of charge. These drinks have to be consumed in the lobby. You cannot take them to the residential unit(s) or outside the premises.
Long-Stay tenants and Hotel guests may use a printer provided at reception level. The number of pages that can be printed is however limited.
YUST has a fitness room at the disposal of the Long Stay tenants and Hotel guests.
The entering of the fitness room and the use of the gym equipment takes place under the responsibility of the user of the gym. YUST cannot be held liable for any physical or material damage.
Camera surveillance is present in the fitness room. Theft or damage will be charged to the user responsible.
Bringme boxes are provided in the YUST entry hall.
Every Long-Stay tenant or Hotel guest can enter into free membership with Bringme.
Bringme’s general conditions and user regulations apply to this membership and use of the Bringme boxes. As a user you are Bringme’s only contract party and the only person responsible for correct use of the Bringme boxes. YUST cannot be held liable in any way for incorrect use, damage to the Bringme boxes or loss of letters or packages.
There is a waste room accessible to Long-Stay tenants. In this room there are containers for non-recyclable waste, glass, cardboard, plastics and bottles, tins and drinking cartons.
The Long-Stay tenant is personally responsible for managing and sorting his/her waste in the rented residential unit(s). He will personally take it to the waste room at regular times.
Are not included in the hotel rate:
Breakfast is served every day from 7:00 am to 10:30 am in the restaurant on the ground floor.
Any Long-Stay tenant or Hotel guest can use the washing machines on payment. Use of the dryer is free of charge.
Hotel guests can buy a coin at the reception desk.
You have to use the washing machines and dryer correctly and use the products made available by YUST. YUST is not liable for damage to clothing as a result of incorrect use of the washing machine or the use of inappropriate washing products.
Any breakdown has to be reported to YUST immediately. Damages caused by abnormal use will be charged to the user.
Electrical bikes and city bikes will be available against payment for Long-Stay tenants and Hotel guests.
Every Long-Stay tenant and Hotel guest who makes use of this service commits to using the bike in a correct, normal way and with due care. During the use of the bike, the user is solely responsible for the theft of the bike, vandalism or damages. Directions given by YUST have to be followed strictly.
In case of loss or theft, the user is obliged to report this immediately – and at the latest 12 hours after the loss or theft – to YUST. The charger and other bike accessories also have to be submitted to YUST immediately. The user provides YUST with all necessary information in order to report this incident in detail to the local police. The residual value of the bike will be charged to the user – the Long-Stay tenant or Hotel guest. In the absence of timely reporting, the initial value of the bike will be charged to the user.
Every damage to the bike, whether or not caused by vandalism, has to be reported to YUST at the latest 12 hours after the discovery of the damage. Costs to repair damage and deterioration that does not result of the normal use of the bike will be charged to the user. If the bike, or one of the parts, suffers from technical damage due to abnormal use by the user or an abnormal cause during the use, the reparation costs will also be charged to the user. YUST will provide the user the technical report together with the quantification of damages.
YUST has a number of daytime parking spaces which can be booked at the reception desk. Parking is only allowed after prior reservation and authorisation by YUST.
YUST is not responsible for theft, break-in into your car or any damage to your car.
